    • NOI is property revenue after operating costs.
    • FFO is Nareit's standard earnings measure for REITs.
    • AFFO is FFO minus recurring capex, so closer to cash.
    • NAV is what the assets are worth, less what's owed.
    • WALT is how long, on average, the rent is locked in.
    • CRE analytics is the same toolkit minus the REIT reporting rules.

How Does REIT Data Analytics Work?

If your rent roll and general ledger came from different vendors, bought years apart, they probably don't agree on what a lease even is.

    • Pull from the property management and lease systems, the GL and ERP, treasury, comps, and tenant CRM.

    • Match lease and tenant IDs to the ledger in one governed layer. It's usually where Polestar Analytics' data engineering team starts.

    • Define NOI and FFO once, or finance and asset management will bring different numbers to the same meeting.

    • Forecast NOI lease by lease, then hand it to a named owner.

    Key Types of REIT Analytics

Polestar Analytics sorts the decisions these feed into five families. Property, tenant, and lease work sits under Operate. Financial analytics feeds financial planning and analysis. Portfolio analytics covers Value and Grow, and Intelligence is the governed AI layer underneath the lot.

    • Property Performance Analytics
Track how many weeks pass between an asset drifting off budget and someone noticing.
    • Portfolio Analytics
Hold, sell, and buy calls hang on knowing which few assets actually create the value. Our piece on investment decision data goes deeper on the deal side.
    • Tenant Analytics
It flags a tenant who's sliding before they miss a payment.
    • Lease Analytics
It shows where rollover bunches up and which rents sit below market.
    • Financial Analytics
It explains FFO variance line by line. Spreadsheet bridges between property results and FFO make that hard to audit. See financial analytics.

Which REIT Performance Analytics Metrics Matter Most?

Be careful with AFFO, because there's no standard definition.

Metric What it shows Why it matters
FFO Net income excluding real estate depreciation, property sale gains/losses, impairments (Nareit) Standard earnings measure
AFFO FFO less recurring capex Distributable cash proxy
NOI Revenue minus operating costs Asset earning power
Same-store NOI NOI change, same assets Organic growth
Cap rate NOI over value Pricing benchmark
NAV Assets minus liabilities Premium or discount
Occupancy Occupied over rentable area Demand signal
WALT/WALE Weighted remaining lease term Income durability
Leasing spreads New versus prior rent Pricing power
Tenant retention Expiring leases renewed Downtime cost
Rent collection Collected over billed Cash quality
Debt-to-EBITDA Debt versus earnings Covenant headroom
Interest coverage EBITDA over interest Refinancing resilience
Payout ratio Dividends over FFO/AFFO Is the dividend covered?

Outside the US the labels change. UK REITs report EPRA earnings, and S-REITs answer to MAS. India's REITs follow SEBI.

How Does REIT Analysis Help Real Estate Investment Trusts?

In Q2 2026, 72% of REITs grew FFO year over year. The other 28% didn't. Which group are you in?

    For example (illustrative only):

    • Say 30% of an office portfolio's rent expires inside 18 months. Lease analytics shows it a year out, and leasing gets to those tenants first.

    • Industry same-store NOI was up 4.1% in Q2 2026. One REIT finds five assets well behind. Three have a demand problem it can't fix, so they go to disposition review.

Where Do AI and Forecasting Models Actually Help REITs?

Forecasting rent by submarket. Flagging tenants likely to leave. Comp-based value ranges for appraisals. Spotting a failing chiller in building data before it becomes a capex line. And plain-English questions about the portfolio.

Real estate CEOs aren't seeing much revenue from it yet. In PwC's 2026 survey, 29% did (PwC, 2026). And a forecasting model trained on messy lease history will give you messy answers.

REIT Analytics vs. the Reporting You Already Do

    Traditional reporting REIT analytics
    Backward-looking Forward-looking
    Periodic Near-real-time
    Siloed Joined up
Describes the past Flags what's coming
    Static reports Decision support

How Can REIT Analytics Speed Up FFO Forecasting?

Pick one lease event from last month and trace it. How many days before it showed up in the FFO forecast? How many people touched it? Start there.

What Do Teams Get Wrong About REIT Data Analysis?

    • Reading FFO like it's cash in the bank.
    • Quoting occupancy with no word on spreads or concessions.
    • Running property and finance numbers that never get reconciled.
    • Missing that one year holds most of the lease expiries.
    • Assuming a polished dashboard means faster decisions.

REIT Analytics Questions Senior Real Estate Teams Ask

Mostly in the reporting. The techniques overlap, but a REIT has to carry property NOI through to Nareit-defined FFO and payout, then stand behind those numbers in public every quarter. A gap between property and finance data turns into a disclosure problem.

Start with the rent roll, the lease abstracts, and the GL. Match property and tenant IDs across all of them first. When Polestar Analytics built forecasting for a large US REIT, a governed data warehouse came first.

It should, as long as NOI is forecast lease by lease and not from one portfolio growth rate. If a big tenant signals they're leaving, that should hit NOI, FFO, and AFFO in the same model, the same day. With connected planning, it lands in the corporate plan as well.
